QSix: Best Residential Property Investor Germany 2021

QSix is an established specialist real estate asset manager with combined assets under management in excess of £1bn. Headquartered in London, with offices in Germany and the Netherlands, it employs more than 50 experienced professionals with expertise in real estate acquisition, debt origination, portfolio construction, asset management, risk management and information technology.

QSix acts as sole Property Advisor to Phoenix Spree Deutschland. Launched in 2007 and listed on the London Stock Exchange in June 2015, Phoenix Spree has a track record of delivering both reliable income and capital growth through investment in Berlin residential property. The aggregate value of the portfolio has grown from €168m in 2008 to a last reported €778m, with each year showing an increase.

The firm cultivates relationships with all of its stakeholders, from realtors and tenants to regulators and investors. Its deep-rooted experience allowed Phoenix Spree to quickly react to the Berlin rent freeze laws which were introduced in 2020 and subsequently declared void in 2021.

In addition to its core rental business, QSix also selectively identifies condominium projects within the Phoenix Spree portfolio of properties. This strategy involves the division of selected apartment blocks as private units. Although recent legislation is likely to limit the future conversion of multi-family homes into single condominiums, Phoenix Spree has a unique position in the Berlin market in that almost three quarters of its portfolio is already irrevocably split into condominiums and, during its last financial year, announced record condominium sales.

The firm is committed to improving the overall standard of accommodation to its clients, treating them fairly at all times. During the COVID-19 pandemic, it has worked sensitively with both residential and commercial tenants to find solutions for those struggling to pay rent. QSix has kept all employees on full salary during lockdowns and had zero layoffs. The CFI.co judging panel presents QSix with the 2021 Best Residential Property Investor (Germany) award.
